Landicity Bill of Rights
Resolved, by Landicity, that the following articles be valid to all intents and purposes as part of the said Landicity Steward Membership and Stewardship Deed, namely:
Article I. Landicity Mission
Landicity will engage, educate, entertain and motivate individuals to embrace land by deploying inclusive and integrated experiential conservation of all components – economic, local and remote community, individuals, land, and wildlife with healthy planet ecology.
Furthermore, Landicity will provide personalized, easy, simple and affordable socially engaging access to knowledge of healthy land through virtual and real access for the purposes of discovery and fun
Article II. The Landicity Spirit
Landicity will act within general guidelines and beliefs of sustainable management in good faith and for the benefit of you the member, wildlife, forest, people, fauna, on-line and local community and being consistent with our stated mission.
As time goes by members may express opinions of current and new uses and restrictions. Landicity does not necessarily have all the answers. We will consider all opinions and suggestions from members within the spirit of the undeveloped experiential conservation activities, Landicity model and may make modifications from time to time.
Article III. Stewardship Responsibilities
Landicity and all Landicians will embrace Stewardship responsibilities, including:
- Do no harm
- Carry in, carry out (virtually, login and logout)
- Abide by the spirit and intent of the experiential conservation concept and the Landicity mission
- Be less of an owner and more of a concerned caretaker of the land, community, environment and the health of the land and the earth
- Spread your enthusiasm about being a Landicity Steward
- Involve your friends and most importantly the very young.
Article IV. Obey the Laws
- Nothing new – Landicity and Landicians will obey the laws. The laws of State of Maine, USA must be followed and obeyed. Maine Conservation, Fish & Wildlife, Maine Forest Service, land use, boating, fishing, hunting, snow mobile, ATV, and all other Maine regulated recreational, fire, and outdoor activities must be followed when ever such activities are permitted uses on the wild lands. Of course, these mostly apply if you are given a permit to actually visit.
Article IV. Annual Membership Fee
- Early adopters of Landicity are termed
Charter Members and do not pay any additional membership and maintenance fees.
- Individuals joining Landicity after the expiration of the Charter Membership period may have to pay a nominal maintenance and support fee, at the sole determination and discretion of Landicity.
- Until further notice, everyone purchasing a certificate parchment Landicity Steward Membership Deed, is a qualified Charter Member, so essentially there are no additional fees.
- Landicity, at its sole discretion and from time to time, will continue to have fun and play jokes on you.
- There are no additional membership and maintenance fess -- unless you as a group and by vote determine there should be one. We doubt you would though!
- But truthfully, the first 50,000 Stewards will have some unique privileges and their final Landicity documents will certify them as the special, elite Charter Member.
- We need alot of stewards to make this work, be sustainable and to be economically successful for all members and especially the local geographic "Sister Community" the Landicity internet community will adopt.
Article V. Landicity Stewardship Membership Benefits
- Special uses and access rights to the lands as a membership owner
- Keeping unfettered growth in check by maintaining acres in a undeveloped and sustainable state
- No large scale residential or commercial development, improvements, recreational camp grounds, RV parks except low impact primitive sites and other nature observation stations consistent with sustainable use development. Improvements may be made when necessary to rectify a harm being done to the land, wildlife, fauna, and within the spirit of sustainable management and experiential conservation
- Landicity, through its resource management agent, will practice sustainable resource management and may obtain certification from two or more independent certification organizations
- ‘Products from the land”, your land, will carry the Landicity Stewardship brand as they may become available. Limited quantities of ‘product off your land’ will be produced through sustainable activities and available to you at a membership discount. Subject to the final parcel or island purchased, this may include, but not be limited to:
- Maple Syrup
- Christmas Wreaths
- Organic Resources
- Wood Products
- Plant a Tree
- Zero Carbon Offset Certificates
- Other low impact naturally occurring product resources
- Participation in an online social network community
- Wikis, discussion, blog, auctions, and other members only offerings
- Undivided use and membership ownership in the Maine Island with great beach, great rugged shoreline and calm coves.
- Landicity Stewardship Deed, with your name, date, and ‘Home Squard’ number
- Special events, both online and on the web, such as geo-cache, fund raising, and member contests
- Landicity Passport -- This is a future anticipated benefit. Over time, both local and web-based discounts may become available to you as we develop strategic and sponsor-level agreements with companies
- Contributions to help improve our model, design, suggest, and maybe even implement new things.
- Possibilities include good science, kid’s education programs, technology, animal tracking, virtual reality input, videos, photos, and all the other creative things each of you as a community may contribute.
Article VI. Certain Uses and Permits
- Internet permits are not necessary for virtual activities, at least so far.
- On site access is available by Landicity permission and authorization. This is an important part of being a responsible steward of the land and all individuals must refrain from “loving the land to death.”
- Landicity strictly limits the number of individuals allowed to visit in any given period and/or under given situations by requiring all individuals to apply for a Landicity Access Permit through the web site. Access Permits are not guaranteed but issued at the sole discretion of Landicity and generally based upon good stewardship principles and especially based upon “do no harm to the environment, community and overall integrated health” of the land area.
- But any individual, on-site, on the land may be issued permits, at the discretion of Landicity and/or its agents for the following use:
- Fire permits must be obtained from the local resident agent as well as from the Maine Forest Service.
- Fire permits for virtual fires not yet available.
- Cross country ski trails may be available for Landician members, subject to checking in with the local agent, and may be subject to use fees.
- Hiking, walking, trekking, bicycle, boating (canoeing, kayaking, and motorized), trails, wildlife watching, and other semi-active and passive recreational activities as permitted on the land parcel
- We encourage ‘music by nature’ and highly discourage enclosing one’s self in pod-like devices, ear buds, and open music boxes. If one takes the time to listen and not distract themselves, nature plays some awesome tunes.
- By permit, you may gain access through gates locked or otherwise closed.
- Certain hunting and fishing may be allowed based upon help for members and especially from local and customary practices
Article VIII. Restricted, Limited Access and Uses
Before entering Landicity, you must apply for a Landicity Access Permit. And all community members will verify through www.landicity.com whether the intended use is still permitted. Currently, the following uses are NOT allowed:
- No access without first applying for and being granted an access permit
- No bad judgment even though legally allowed by the laws of America
- No ATVs allowed on the premises except on designated ways and during permitted periods
- No bear hunting or hunting in the bare
- No walking on water unless it is winter or you’re a divine spirit
- No snowmobiles allowed except on the designated ways and during permitted periods
- No obnoxious loud noise making or music playing – no permits need be issued to smash loud boom boxes in an ecological and friendly manner– it’s free too!
- No off road driving or crashing for that matter, not even by permit
- No speeding on tote roads or any type of established way. That means walking and skiing too; take your time and enjoy the seasons
When available on the net and by virtual access, members can fly through, walk through, and ski through with no speed limits, except those imposed by your personal bandwidth
Article IX. Landicity Stewardship Member Termination
Oh my, yes. Memberships can be terminated and subject to loss of any and all rights including interest in Landicity and revocation of your Landicity Stewardship Deed. Your rights may be terminated at the sole discretion of Landicity or its assigns for any (but not limited to) of the following actions:
- Visit the land without applying for and being granted your Landicity Access Permit prior to your actual visit. This is a Zero Tolerance item and you immediately forfeit any moneys. All membership rights are terminated
- Break any laws using the Web site and/or while being on or about the lands
- Fail to follow the guidelines and rules
- Violate the terms and conditions
- Using loud electronic music playing devices – aka boom boxes
- Encroaching upon others personal space and senses of smell, touch, sound, sight and vibes
- Being a jerk
- Abuse of the land and all associated fauna, wildlife, people, air, water, dirt, and vibes around the site and/or location, local and online community, bugs, insects, and all other natural resources
- Critical number of members cite your bad judgment, action, attitude and behavior as violating the intent, spirit and ethics of Landicity to be a steward of the earth and share the gift of healthy land (analogous to being a jerk). Analagous to being voted off the island!
- Let it also be known that this Bill of Rights is subject to change at the modest but sole discretion of Landicity, as may be modified per the other governing documents of www.Landicity.com, and under the advisement of Landicians through their participation in the community.
We all have a moral responsibility to our "sister community" which is the local citizens of the area. They are a critical part of our connectedness and community.
